Is it the freedom that comes with income from properties, building a lasting legacy, or growing your wealth?

You'll need to be able to substantiate your status if you're ever questioned about it, but it sounds like you're really good at record-keeping already, so that shouldn't be an issue.

Maybe your time is better spent on hobbies, with family, your W-2 job, or growing your portfolio.Educate yourself on what a PM can do for you and then weigh the pros and cons of self management.

Have you ever managed a rental in a D or F grade area?   

You likely have a good interest rate based on purchase date, and you have a property tax basis that stays low if the market ever recovers.
