Images of meeting in dark alley ways with guys named ‘Tony batters and Pitbull Paul’ come to mind.

I would like someone that could do a monthly walk through to do things like light bulbs, furnace filters, batteries for remotes/smoke alarms and minor repairs.

Say the tenant smokes in their bathroom.   

Make the grout a dark color so that you wont see any stains on the grout as the years go by.

The biggest problem with Detroit is the Detroiter's.I am glad you picked up a good deal and its good for the neighborhood that you are living there and giving it a go but don't blow smoke up people's rears. 

Extensive smoke damage in the room.

I have dark cabinets at my personal residence and I find those harder to keep clean (same with dark floors) they show finger prints, dust etc a lot more.For the fittings I think it's entirely dependent on your overall design and color paletteFor the shower and bath definitely avoid any shower that is not 1 piece (very prone to leaks) or tiled.

I have a off market lead on this commercial space used for a food mart/ smoke shop.

That said, I wanted to shine some light through these somewhat dark times.

Do that when it's dark outside, because you're busy prospecting during the light hours.
