I understand ARV all depends on what I accomplish in the rehab and what needs to be done to the house, although I have yet to look at the house with my own eyes this is just what can be said from pictures on several different listing sites.

So the rent market rent came higher at $1550 but she paid $1450, they ended up tossing the Rent to Purchase agreement giving seller concession to cover to cover closing costs and had seller to move tax proration on the seller credit column as that is the only credit that can be applied towards Downpayment as part of the MRI, so the borrower ended up bringing her own funds for most of the downpayment.
