It depends on price point and how fast things are moving in your market...I stage a few items in the kitchen and bath for pictures...and have some chairs and tables I got at the thrift store ..add bright pillows and a few plants and place on the porch or deck ...again for pictures...I don't do the rest of the house ...

Bryce Lowe-White In general, your offer should be based on what you know now from the original tour(s) of the house and compared to comps in the area.Credits after the inspection should be for major previously unknown items.

Fast forward to a hastily completed job that did not fully meet the requirements and caused additional problems/work for the buyer (me) to remediate, and a seller unable/unwilling to complete the agreed-upon work within the confines of the Purchase and Sale Agreement terms, or provide appropriate credits for outstanding work. 2.The offer on this home was based on four major items being completed (we have in writing from listing broker): new roof, crawlspace insulation, attic insulation, french drain/sump pump.

Note: Inspections are required for all work items that cost more than $5,000.  The property is a one-unit owner-occupied home.  The reimbursement is limited to the cost of materials or the cost of properly documented contract labor (sweat equity may not be reimbursed). )So if the ARV is  $120,000 , does this mean that you can ONLY borrow a MAX of $12,000  ( 10% of the  $120,000 ARV ) to use for the Materials to repair and renovate the Property..... and you do the Work yourself ....aka FREE Sweat Equity on your part ?
