Your first trip should be to the Planning Dept and ask if it's possible based on the zoning, and if they would view it favorably.

I agree with @Jonathan Greene here that the first step is thinking through what to do with the primary residence - you might try this tool that I built a few months ago to analyze whether you should keep or sell the primary residence!

I also think that demand for U.S. treasury bonds (which underpin most fixed rate permanent debt products) will dramatically decline over the next 20 years, which will cause interest rates writ large to substantially increase across the board.

I would at least let 1 or 2 bookings happen or your next unit to add in a new piece of technology. 

Put the work in to get it cleared then sold it to investor who bought property to hold it.
