Going through all of this, I had to get an extension from HUD (no small feat) and  I thought I could use transactional funding to do an A-B, B-C (HUD to me: me to my LLC) and set it up using a proof of funds letter from iflip, and a letter from COGO (lender)I thought I had done a pretty good job of resolving everyone's concerns.

I have a house I'm looking to wholesale but I have a concern about the roof.It was replaced a couple of months ago and the seller thought that the roofers were pulling permits but I can't find any evidence of permits being pulled on my city website.The roof was a tear off and a secondary moisture barrier was installed underneath.

Our lawyer is concerned the developer may turn out to be a shell corporation that they will close once the house is sold so we have no recourse against them if anything goes wrong.Is it common to require this clause in the contract?

I will do research on the Turnkey options out there, my only concern there is the lack of leverage of being able to get a loan so I can have an investment property worth 3-4x the amount I put in.I grew up in North Carolina and have family there, so considering that area.
