However, I was speaking with an attorney and he said that a simple single member LLC offers almost no asset protection at all, that if someone decides to sue much LLC it would be quite easy for them to go after my personal assets as well.

I was speaking with a multi-billion $ institutional investor's COO several weeks ago and they said when they went to Wall Street to raise money, every banker wanted to know how much of their portfolio was based in Atlanta...meaning, Wall Street knows that Atlanta is a very stable and quality location to own in and while return may be lower than other higher risk areas, it is a quality area and top of the bell curve in most return and risk respects.

Hi all, I remember listening to a biggerpockets podcast (the subject was wholesaling) where the guest mentioned a "blue book" that he had developed that was like a script for his employees to follow when speaking with a seller or buyer in regards to owner financing.
