remember the property has to be able to maintain a CO and be livable (broad brush concepts) otherwise why should the lender underwrite the loan?

I purchased a triplex in Aurora Colorado.

Hoping folks here can recommend a mortgage broker serving the Denver/Boulder area. 

I am beginning to do some single-family buy-and-hold investing in the Denver / Boulder area, and want to make sure I can find lenders who can finance them based on their rental income (usually debt coverage ratio) rather than my income (as I might leave my job soon).

Anyone mind sharing a JV agreement form/contract that would allow me to co-wholesale a deal?

It maybe hard to get that rate with well known real estate co. but if you find a small real estate company you can negotiate a better commission.
