Whereas you would ordinarily indicate earnest money, down payment, financing and total purchase price... in an owner finance deal you would spell out the exact financing terms such as:Seller agrees to finance $x of the purchase price at y% interest over z years, secured by a first lien deed of trust.

Could this be a leading indicator of areas where rents have grown too quickly, and are poised to fall?

Hello Everyone,In the past 3 years I have been doing Brrrr investments on individual residential properties and bought 10+ rental properties.

Don't do individual showings as this waste your time and inconveniences your current tenants.

First thing that comes to mind is to form an LLC with my partner, however we have already given a deposit to hold the unit as individuals.

This is also personal decision based on individual risk tolerance. 

Large number of applicants indicates your rent is too low.

Transferring property from the entity to a new owner should not be much more burdensome than if you were to own the properties as individuals.  

It actually indicates that it is free for landlords - at least for the basic package.
