Instead you rent below market with the nicest units to land the best tenants moving to the area and also away from other complexes.You want low turnover because you can have thousands in lost rent in reconditioning a bunch of times to get rent ready again.

You could be sitting there telling yourself, “Heck I'll just install CO detectors” but what happens when the tenant removes the battery and do you really want to trust a cheap gadget with wide operating tolerances that may or may not alert someone in time?
