I personally don't think the majority of investors are too concerned with their purchase/sale price being "convenient" for a mortgage broker they just want the deal locked in at the best possible numbers that work for them.

A lot a of nice areas in Northeastern IL that make for a convenient commute to Racine.

People will want the convenience of being able to walk to the beach with all their stuff vs. having to find a parking spot in the limited public parking areas. 

I'd look for optimistic, less populated areas with work / life balance, basic conveniences and online shopping.
