I am not familiar with the area, but first I would check the zoning to see if it allows for warehouses/flex base.

I also offer multiple options.

We base the straddle on the IRR and all other fees are disclosed up front so there is no way to manipulate the numbers. 

Formost real estate investors, a Plus subscription is needed so you can organize by property.

Some adapted & survived though.It was easy to predict the same thing happening with the STR market, especially with the short-term COVID craziness.It was crazy seeing investors bidding up property prices based upon STR projected income, NOT LTR income!

Most professional tax software programs have an option to specify that rental income is non-passive, and that will cause the Schedule E tax loss for that activity to bypass form 8582. 

I’m an investor based out of Columbus, OH.

We have a lot of money tied up in the unit and would like to find a rental unit the we would consider living in at some point with a house hack option/ADU and or a home that has a better long term appreciation potential. 

The rental property is in a HOA community that has a 30 day minimum lease term so converting to a STR isn't an option.
