Plus, there are more moving parts (players) in syndication that sort of absorb part of the profits.  

There are decent ski resorts within 45mins drive, and the nearby Airbnb charges anywhere between $120 to $180 for two bedroom that sleeps 4.Not sure if these matter but it's a flood plain, agriculture zoning & no city water/ sewer nor internet service on the property.  

Just condo's with resort zoning can be used as daily or weekly rentals.

There is 1031 broker out there that can give you as a potential client an actual full cycle of the most DST player track record, really awesome, and an eye opener. 

It's like being the GM of an NFL team, once players get really good they want more money and become unaffordable.You can build a reliable rehab team in another market, but it will take time (and require you go there at least 1-2 times a month on your first couple of flips).

@William Costello Carmo puts on very nice events with some very big institutional players, very eye opening.
