After a few hard phone calls, and several weeks of back-and-forth, my client decided the lack of trust in the seller, and the multitude of issues were too much for even the best deal on paper; and this may have been excellent.As agents, we constantly walk the line when it comes to judging a "good deal". 

If it's a good-sized outfit, they'll get a lawyer on the phone to tell you that they've done this a million times and they're certain to win.

Also, you may want to consider using a note servicer (in my area many title companies offer this service). 

Slightly off topic- on top of Brandens tip of telling tenants your the building manager, get a phone number with a different area code.

Notify your mortgage lender and insurance company of the transfer of ownership to update financing and insurance coverage.

I think turnkey rentals are a good option, but you have to be very careful with turnkey companies.
