Technically on paper I do not own this property, however we are putting the property into a land trust that we will both own together 50/50.In speaking with a couple attorneys, I am getting mixed answers.

Most of the time in a larger title company the management has a great person that may answer any of your questions to get your business. 

Like most others, I am using HML to fund projects: they charge more interest than PM, they charge lender fees and origination points.

2 - If they deed it back to the original owner, would you guys reverse calling the loan due?

The first round of numbers looks like I'll get about 493K in my hands after paying off the existing debt and all the origination fees and closing costs.

The new atrium glass was not in the original budget but really made the project pop.

We never got the chance to agree on the new price.When I sent email to my service rep to ask why, I never got any clear answer.
