Hi Folks,I am planning to buy my first ever investment propertyI live in GTA, I can take mortgage upto 1 million, and have approx 250k liquid assets for 20% down and other expenses I am thinking to buy a single family, and build a legal basement for second unit for better cash flow/numbersArea of interest are KWC, London, Niagara Region, Mississauga/Brampton...I am flexible with location as long as I gets a better deal and numbers look reasonable.Questions / Concerns- As a first time investor, my plan to go for a single family and such an expensive property is fine?

In addition, I see a lot of folks on BP saying the midwest and select markets are great for cash flow, and that properties meet the 1% rule, but once again fail to recognize the tradeoffs such as annual appreciation, population growth, job diversity, etc.

This is especially advantageous to individuals who are new to real estate and don't want to completely mess up which has a higher likelihood with the first few deals or those - like myself - who know enough to know they just don't have the time any longer to vet markets, build a team, analyze countless deals, and every other minor step that seems to often be skirted over when folks on here talk about their successes.

I do have a CPA that handles all our taxes.If you are providing services, like tours, cooking meals, driving folks around, cleaning during the guests stay, then you will fall under schedule C and pay the taxes.Leaving things for folks like a welcome basket, coffee, bikes etc does not do this.

There is one thing you cannot change about a property and that's its location...If folks have even a small amount of internet savvy in that town, craigslist & facebook would capture them.
