I'm considering selling the property, but the financial numbers don't seem to justify this move.

A wealth-building move could be to borrow against your brokerage account.

We then stayed in that one (though it wasn't bad - just needed some cosmetic updates) for 7 years, just moved out, kept it as a long term rental, and moved into another major fixer in our STR market across the country near Acadia National Park in Maine.

It is true that does not apply to investment property, but what happened was that first time home buyers that did not qualify for a home loan were trying to circumvent that Dodd Frank rule by saying "oh, this is a rental property" (wink wink) and then move into it...basically creating a no-income verification loan.

The initial plan was to slowly rent out the spare rooms and renovate until a refinance/moving out and onto the next property made financial sense. 

I have a lot to learn, but I'm pushing forward.  

If and when I am ready to move on from the house will evaluate if it makes more sense to rent vs sell. at the end of the day you can probably call this a different way to house hack. 

Like you, I evaluated a bunch of properties back in 2019-early 2020 and regret not making a move back then.
