A couple things to address:1) 2-4 unit non-owner occupied are 25% down and we just locked in a 4.13% but rates have ticked up a bit so I would use 4.5%2) You hear all over the place that you have to buy place based on current rents....Great....Highly unlikely you will be buying anything in the Seattle to Everett region with that mentality.

He was sick and had a psychiatric evaluation in case his mental state was in question because he was sick.I have spoken with various Real Estate and Estate attorneys regarding this and have been told that given the details of the scenario, I "should" be able to eject.

If you otherwise don't really mind as long as the visit isn't longer than a certain amount of time, then just state that.While you should have all major expectations in writing, you should also have a slightly different mentality about these types of tenants.

You don't want to get mentally exhausted of whatever your primary means of income is, regardless of whether or not it's from real estate, your day job, or something else.And this is part of why I find real estate so provocative.
