A couple things to address:1) 2-4 unit non-owner occupied are 25% down and we just locked in a 4.13% but rates have ticked up a bit so I would use 4.5%2) You hear all over the place that you have to buy place based on current rents....Great....Highly unlikely you will be buying anything in the Seattle to Everett region with that mentality.

He was sick and had a psychiatric evaluation in case his mental state was in question because he was sick.I have spoken with various Real Estate and Estate attorneys regarding this and have been told that given the details of the scenario, I "should" be able to eject. 

If you otherwise don't really mind as long as the visit isn't longer than a certain amount of time, then just state that.While you should have all major expectations in writing, you should also have a slightly different mentality about these types of tenants.

With my mind prepped to be college broke, I found that I had more money in my pay checks than I was mentally ready for.

I have been working hard on adopting that there are no such things as failures only feedback and trying to learn a lesson from each one.Thanks again and I know if I can adopt that type of mentality in regards to success as you put it and also you signature states, I will be in good shape.

Any person with personal bad debt is mentally not prepared to invest.

I don't want to buy a primary residence without it being a "deal".This is just a mental thing.

I also try to avoid "paranoid" individuals as they tend to have multiple other mental issues making for a high demand tenant.

You don't want to get mentally exhausted of whatever your primary means of income is, regardless of whether or not it's from real estate, your day job, or something else.And this is part of why I find real estate so provocative.
