My friend says that for small multifamily the land planners can handle it, does that sound legit?

You won't find a legit HML that will do that and if you do find one be very careful they aren't a scammer or charging any upfront fees.

Meaning, she could be blowing your equity at the local Indian casino without you knowing it.I have a sub2 HELOC on a rental, but the former owner is dead so I'm not too concerned about anyone writing any checks against it.

Like most in here, I'd allow it if he's been a great tenant but make sure it gets done by a legit electrician. 

Now... they many be legit and I may be watering the wrong tree..BUT...

@Rebecca Readus, I second @Peter Walther's recommendation about CFRI - it's a legit REI that does focus on investing as opposed to simply making money.

The renters seem legit but I completely agree that full checks need to be completed.  

If their message is more like "this is what I do, if you're interested, come see me later... now on to the rest of the meeting", then that's more legit, in my opinion.)One progression I have seen a couple of times is that the "main" speaker will talk for 60 minutes or so "for free", and then pitch a 1-day or 2-day session on an upcoming weekend that costs $50-$200 or so.
