I am looking for some ways you have found homes NOT listed on the MLS, so I want to buy directly from the homeowner.

I've spent the bulk of my professional life in sales and business development for some of the largest technology companies in the world.

I am my largest client, however I over 200 rental units for my clients.

Like Ben, we typically combine trips to the property with other recreational activities in the area.Andy

Most of the people I saw riding on the trail were either recreational riders just out getting exercise or hard-core cyclists out training.

The President of "one of the largest and long established multi-generational real estate companies in the area" called me into his office to explain 1031. 

By profession I am a sales consultant for the largest do it yourself company in the world.  

This would be for buy and hold rentals.I've been working on creating my own but thought perhaps some kind soul out there would help me avoid recreating the wheel here.  

The challenge is that not everything is within your control.That being said, development has always been a passion of mine, having consulted for some of the largest retailers, residential developers, working as a local city planning manager, and as a real estate attorney.  

I rented out the two largest rooms to get the most income as well.
