From a cash flow standpoint, if the numbers don’t work on a 30 be aware that you will be assuming the responsibility of paying the difference every month for the life of the loan.

And I know I know I could do them form my office but there is wire fraud Risk big time when you do them yourself.. and we have too much money circulating to take that risk.. in person at the bank triple check wire instructions is my MO>

Well, if you use the standard California Assoc of Realtors Lease Agreement, you can take comfort in calling because you're not going to have to pay for it since the tenant caused the clog and he's responsible for paying for it.
