The ONLY exceptions would be actual flames or visible smoke; water running out the front door; a body visible on the floor; or in the case of a MF building, work that spans across multiple units and/or floors that are essentially controlled by the contractor directly.Vendors need to be informed they are to schedule direct with the Tenant, for a specific job.

Admittedly, my hope is not only to encourage tenant water conservation, but also to encourage engagement with the lawmakers and governing bodies.

I think it is critical to have a regulatory body audit the Qualified Intermediary's operations to ensure that it is operating in a safe and sound manner. 

I’m a woman and take creating homes for other mothers with kids very seriously and it is because of this that people know, like and trust me and have paid more to work with me than other people....the human factor is something I see many real estate peeps ignore and rather focus just on the dollar.

If the is no independent agency handling it, check first with the human services departments in larger cities and then with the township governments.
