This is misunderstood by so many investors that think as they buy properties they cannot qualify for the next one because their debt to income ratio is too high when in reality buying cash flowing property should NOT harm your debt to income ratio in any meaningful way.

If you did need to go to an eviction and these docs are not prepared correctly, you get everything thrown out by a judge and have to start all over again.Inherited tenants can sometimes be a nightmare, especially if they have had free reign to be late, no entry, bad habits, paying late etc...

Obviously if there is a real safety issue I'd address it while still getting the tenants out as I never want to delay something that could cause harm...but the reality is it probably can wait two months until you do the other work after they are out.
