Create columns for Name, Street Address, City, State, Zip and then contact info: Last Contact, Relationship, Status, Email & Phone.Now, make it a goal to call at least 5-10 of these people EVERY day and ask a MAX OF THREE off the list below of who they know that:Just inherited a homeHad a loved one pass awayIs behind on their mortgage or tax paymentsHas a relative that can’t take care of their house anymoreHas a house they’re having trouble sellingIs facing bankruptcyKnows a probate attorneyKnows a bankruptcy attorneyetcWhy only three of the list per contact?

I am planning to do a house-hack while I finish college but I am held back currently by lack of consistent income due to my student status, which heavily limits financing options, as well as a general limited amount of available cash.I came across the idea of rental arbitrage.

A couple are1) Are you familiar with tax laws that are specific to real estate - real estate professional status, depreciation, cost segregation study, 1031 exchange, QOF, qualified business income deduction.

Most of these are covered above and I second checking social media - Facebook is a treasure trove.

I've heard about posting it on Craigslist or Facebook and Zillow, but I'd like to get a larger list of ideas/places/websites/marketing tools, etc to sell/rent a property faster.

We used to have a monthly BP meetup (Brew Dog in Roppongi, 3rd Thursday of the month), but with the pandemic (and I moved to the US for a bit) I am not sure of the status atm.Still, I'd be happy to meet up for coffee or whatever, and can reach out to the 1-2 other I know from these forums who are still in Tokyo (sadly, many have moved away) and interested in real estate.
