Graduated rents are more work for you and the tenant will probably still end up leaving.If you ever buy an occupied rental again, you should seriously consider using an estoppel certificate.

What have you guys done in the past and am I legally allowed to move that money where ever I want? 

If they do ever leave, I will convert that space and some more that's behind it into another apartment.

Don't ever think of it as asking for funds.

It’s a great way to build credit and the best gift I ever gave my kids was good credit and how to MANAGE it (he’s never charged more on that card than he can pay with a single paycheck.
