A term lease is not a guarantee of anything except you will have difficulty getting rid of a bad tenant. 

@Jason DiClemente  this simply is not true in the GFC all markets cratered it what you said was true I would not have ended up owning 200 plus rentals in the cash flow markets of the mid west were my borrowers walked because of financial difficulty. 

I have heard some landlords say that as part of their eviction procedure they keep a packet full of contact information for private / government programs that help tenants meet their rental needs during short periods of financial difficulty.

How difficult is it to find10-15 units at a reasonable amount to justify investment of purchasing units.
