I work for an engineering firm that designs a lot of marinas.

My fiancee is doing almost 100% of the rehab and, I've been handling the design, purchasing, and selling (when we finally can sell it).   

I believe those systems are only designed to be installed below tile flooring on a small scale.

We are pursuing historic designation, which can take a huge chunk off of the property taxes.

Are you good at marketing or designing marketing campaigns?

They passed my wife's sniff test whose a high end residential interior designer in New York.

I’ve done this for a couple interior design agents and hope to expand on that front as well.

A lot of these systems are not properly designed, properly installed, and will likely be eventually hackable.

I understand that the variance needed to designate as boarding house can be difficult to get, depending on the part of town (I followed one application just down the road from you (Boylan Hights) where the neighbors mounted a ton of opposition.  

From my limited experience and from others that I've talked to, the NE seems to offer some of the best returns as the houses are a little cheaper, they often have suites already in place (and if built before 1972 might be grandfathered) or designed to make a suite easy to put in.
