Derek,I only flip a few homes per year, I think the number of offers was three but one of the group had contingencies so I think I would count me as two quality offers in the first few days after listing.I list my properties with a Realtor / partner and while I do get email alerts when showing are set up I do not track that metric. 

That's a 18.5 hour work day for those of you keeping count! 

They also can't count the income on my first investment property because it is not on my tax returns. 

And the last time I checked a German Shepard does not count as a medium sized dog, but that's what I was told once by a tenant.        

If it isn't then you likely can't count on it since they can just go elsewhere and not be charged for it.

That's extra profit and again, I wouldn't count it in the beginning.Good luck!
