I feel your pain and often think through a similar scenario of continuing to invest in Illinois or focusing on areas outside of Illinois with net population growth, lower property taxes, and possibly a little less of a winter. 

But dont come across anything very close to the beach or even few blocks behind 1-0 15 min bike ride gonna be fine? 

The problem is that the real value changes block to block, not by zip code.

Fees such as HoA and just the general restrictions that come with owning Condos might be a pain for you. 

You need to visit and really get to know the market because property values change on a neighborhood, sometimes block by block basis.I heard that RBC Bank can lend to Canadian citizens to buy real estate here in the US.

It’s rally block by block but one place I can tell you for sure not to invest in is Dutchtown!!

I will say though, that I went onto google maps and from the front this house looks like the smallest on the block.

If you're tenant is being a pain about it just get the submeters installed and tell em to pay up
