I feel like the buyers mortgage company would red flag that and not let the loan go through.Alternatively, is a double close the only way to wholetail a deal to a buyer getting a conventional mortgage?

He called me about 7 months later and wanted to send me the money he owed because he hadn't give me full months notice, he had a job and was doing better,, I said Merry Christmas all was good and appreciated that he wanted to make it square,, he didn't know I rented the unit and thought I would have been out a months rent..even though my move out statement showed no balance..

I am in a similar position and did some research then contacted my RE attorney.What I heard was that you can perform a quit claim deed and transfer the property and insurance into an LLC.The challenge is with the lender, typically lenders to a conventional loan will not allow transfer to LLC but you may want to call and ask.If they approve get it in writing so you have a legal document.If you try to perform this without informing the lender, they may call the loan.This will typically happen when they are confirming that you have insurance on the property.If they see the insurer as XYZ LLC, red flags will go off.

Rates are kind of all over the place in Rome. 3/2 apartments outside of down that aren't very desirable can be $750-850.Downtown lofts ON Broad Street (the main road in our town) are all between $1,100 and 1,800, with half the square footage as our house would offer.Downtown houses near ours, but with 1,000+ more sq/ft than ours...rent for $2,500 or more.To the best of my ability, once it is renovated, it will be very desirable to our target market tenants (young professionals).
