However you do it, make sure you fully understand the pitfalls and I would recommend you use a competent attorney that specializes in real estate and who has done numerous deals like yours.

@Christine Sparks I am not currently using a manager for my property, but I would probably hire Platinum Properties and Kelli Wier as I expand as I have had numerous fruitful conversations with her and she seems to be diligent and match my expectations based on others that I work with. 

I have property in Killeen and all of my properties fall within the triangle of Dallas-Austin-Houston.

We have an Air Force base (with limited on-base housing), two hospitals, 2 colleges/universities (Gulf Coast State College and a 4-year branch of Florida State University), a shipbuilding company, a port, and numerous ongoing major construction projects.

The most brand-prevalent insurance companies tend to be risk-shy, but if you speak with a broker who has access to numerous markets you should be able to find a policy.When you speak with insurance people, describe the situation in terms of what you're doing to remedy it.

Unless you have bought and sold numerous properties, I would NEVER recommend trying to navigate a transaction without a real estate agent.
