We are a National Private Money Lender with short term financing for  flip and long term for those rental properties. 

I've spoken with a couple lenders that are national and one interesting thing I learned is some will provide a lower interest rate if the loan amount (not purchase price) is over 500k.

According to the National Association of Realtors "88% of buyers purchased their home through a real estate agent or broker—a share that has steadily increased from 69 percent in 2001."

Very depressed area with negative population growth and median income way below the national average.D area at best.Not a fan.I think you would be better to wait for property in a nicer area that needs rehab and improve the value that way for a good rental.Problem is 3 to 4 years ago you could buy for those prices in nice areas but today what is priced in that range is in rougher areas I wouldn't touch.

@Bryan C.I've been told be a loan officer at one of the national IRA lenders that they sometimes will make an exception and do a loan in the $40s, so it may be worth a call if you're just under the $50K.

And in general, it a challenge to get someone to pull over on the side of the road to your establishment unless you are a national brand.
