If not, a simply spot treatment would do the trick and should include the removal of the dry wall in the affected area to allow for the treatment.

I was on the phone on with that agent whose name I got from reality trac website and she did mention the same thing as you said...Apparently she is not a listing agent ..one of those tricks to find out potential investors...She asked me to talk to the owner and see if they are ready to further try the options they may have 20 days before the auction and that's where she could help as RE agent.
