I don't think buying a home to use it for 2-4 years is the best option.

I screen applicants based on set criteria for debt-to-income ratio/credit score, apartments.com is a great tool to manage applications, background checks (the applicants pay for both through the site), i have a google number specifically for the property.  

My personal privacy is not an issue for me but based on the American legal system, lawsuits being reduced to the status of a lottery, I understand why most prefer to hide.

I had a lease option contract with the owner at a discounted purchase price ( $120,000 ).

So the loan decision would be based off your personal income/assets/credit/experience.

Option 1: Keep the home and rent it and cash flow about $2,000 per month while it appreciates.Option 2: Sell the home and cash out.Option 3: 1031 exchange the home into 4-6 units in Knoxville which would be about the same value.More info: Riverside as you all know is a great appreciating market but not landlord-friendly being in CA. 

If you can't find the option anywhere, I would call in to customer service and see if anyone can help you. 

A better option would be to file a complaint with the State.
