I was shocked why a jury trial?

Pleasant, MI a town of 25K people, an hour away from a bigger city...instant deal killer?

The downside list is pretty much longer.....And I would plan on doing VERY frequent inspections..... would not be shocked if the tenant did it anyway...

Owning and landlording have given us a newly found love for real estate investing and now we're looking to buy another investment property.Naturally, I searched BP for Asbury Park but I'm shocked not much has been discussed, especially in the last few years.

I would be shocked with that much urine/feces there isn't rotted/damaged subfloor and joists.Black mold should be removed, not attempting to clean it.

(Lafayette isn't a huge metro like, say, an Austin or LA, so this was pleasantly surprising!)

Also, if anything happens to DB, and I think its most likely a very severe crisis now and they're trying to hide this, then this could be a major shock to the world economy......DB is 3X larger than Lehman Brothers which pretty much signaled the 2008 crash......the signs of this trend were there well before Lehman, but ignored. 

They will be shocked and super appreciative.

I met with the tenant at 415 yesterday afternoon and had a unique and pleasant experience. 

Plus if you are going to have any payment shock, you must put the difference between what your rent is, and your estimated housing PITI payment into a savings account for that as well.
