Hello Schneur, @Jason Wray explained seller financing very well here.I see you're located here in NY... please keep in mind that seller financing is not very common here because most sellers prefer to cash-out and reinvest elsewhere.

You wouldn’t be able to accelerate the entire $80k it would be more like 15-20% of the $80k depending on your exact property and as determined through a cost segregation study.If you’re not going to keep the property for at least 5 years or have a specific exit strategy in mind it may not be worth it to you.

I'm a trust but verify guy so 3 times a year we have picture inspection reports done so I know the condition of the unit, cost $75, Will share information if requested.Best,Mike Money well spent.In think we do a yearly walkthrough that is included with our PM operation but would like to have multiple walkthrough's scheduled every year which we will probably have to charge for due to needed time and resources.But it's a great way to get eyes on the property and provide peace of mind for landlords.Thanks for the mention.
