If i use the brrrr method how long in to the loan should I refinance it

Can someone tell me all the methods there are for real estate investing and what are the beat ones and even personal methods that you use

There are also a good number of startups trying to solve for this, here's one in SF and an article that has others that have raised.

I have many other examples where I have saved time and money by having this person with no real specialized knowledge help me solve and avoid major problems. best of luck on the deal

@Sarah BridgesThe 1% rule is really just a quick sorting method if you have allot of options. it's not an end all be all for REI.If I was relocating and needed to find a deal I would try to understand the market first.

Just purchased a SFR for our family while using the house hacking method.

Personally I like the PnL method because it is cleaner and easier than 12-24 months of bank statements.

I am not exactly positive how to implement that method but I am certainly going to be trying to figure it out.

Wichita cares about it's future and what it looks like and has a police dept that will get creative to solve problems such as the homeless and panhandlers -- Topeka/Shawnee county - not so much - they just care about the wealthy zip code and a several block radius around dt where the capital building is.
