So, as the first property would be a triplex or fourplex, I was in the understanding that I could use 75% of the income coming from that initial owner occupied purchase towards my debt to income ratio going into the next purchase.  

An agent can use an "exclusive listing agreement" with an option to sell it off market as a "pocket listing."

That said, stock pools are inexpensive but I'm not sure they are anything more than visual candy for your listing - and perhaps more hassle and most adults won't look at that anything like a hot tub experience.
