We do buy properties directly as well to hold for buyers, and buyers have the option to lease or rent-to-own.My hang up has been finding people who have money to put down towards their purchases or individuals looking to buy properties that we acquire.But its not just for RE either, for any purchases or exchanges where the buyer lacks 80%-90% of what is needed, or the seller lacks inventory of buyers.

As mentioned, any lender is going to require experience of the folks doing the work, that property is their collateral, so how would they know that a music teacher or IT engineer can hang doors that close, windows that open, cabinets that won't fall off the wall or that a ceiling won't fall in?
