Does anyone have a company they use and can recommend for a similar situation.2 units just need cleaning and painting, the 3rd unit needs drywall and the kitchen replaced.Thank you for any advice.

Then I start pointing out the dripping this and the disgusting that, the funky smell over there and whatever that is in the corner over there and he eventually comes around to my way of thinking.He was convinced that we could just clean the bathtub and tile.

just get out there and do it. learn as you go. start small if that makes you feel better, but just do it. i see no benefit in getting you real estate license. most deals found are not even listed. it wouldn't hurt, but it is not necessary either. buy one house to rent as a vacation rental. since you live so close to it, i would do the clean up details yourself and save the money. if it works well for you, do another one. it gets easier and easier each time because you learned the do's and dont's from the last one. you just need to get started

The liens may have been settled or may be settle by the personif they're amenable to helping you secure a clean title.Did you not check title prior to the purchase, or at the latest prior to investing in the rehab?
