I would never immediately bump up the rent after buying a property with an existing tenant because i wouldn't want to run the risk of immediate vacancy and that extra $175 per month might cost me a few grand with vacancy/turnover issues.

@Greg Dickerson I fully agree and understand that in the grand scheme of RE you run a business and get people to do the work for you, including running contractors for rehab.I should have mentioned I’m in Canada.

Think of it this way , the PM company has 100 houses they manage , Hit 50 houses a month for a $ 200 repair , thats 10 grand a month or $ 120K a year .
