Even if you go Turnkey, interview at least 3 management companies.Lastly, you should take a look at Little Rock, I have expanded my portfolio over there, cash flow is excellent, probably a little better then Memphis as property taxes are lower and lack of hedge fund presence has kept housing prices low.

Get an interest rated fixed in the 4's and a cap rate in the 8's.The cash from the down payment will go into the mid double digits instead of being 9 percent.
