Specifically they are going to care about bed and bath count, square footage and quality of finishes in bathrooms and kitchen.

I tried to comp it but there is only retail space showing for lease.

If you are going to scale, the money from the HELOC will eventually run out if you are buying property at retail pricing.

@Ralph Justiz makes a great point on researching 1 bed units and charge less. 

This is more a question of style, preference, and technique.Over the past couple months I have put together a team to target retail commercial properties.

@Mike CumbieI guess I wasn’t really aware that I could charge such a high commission because it’s a very small deal (comps are wildly different in the same condo complex for the same exact 2 bed 1.5 bath ranging from $36k to $79k over the last 6 months to a year) so there’s not a lot of money to be made.

However, a lot of people calling back on direct mail are looking for retail price. 

I am learning to analyze deals like Brandon is coaching us to do.I am analyzing a 3 bed, 3 bath, 2,639 square foot house built in 1900and for sale for $55,000. 

I also manage 7-15 flips/year, 2 more retail businesses, and another business.
