You should know the contracts and the closing process, construction costs and all the potential money-pit issues to look out for with properties, so that you feel comfortable with your EM going hard without a proper inspection, etc.

I'm about to start calling contractors to see if I can get them to do a walk through of a potential deal I'm looking at doing. is there anything I should have for the contract?

Real estate can provide a more tangible asset and potential for rental income, but it requires more management and can be less liquid.

Estimate the potential profit from the sale of the property, taking into account the current market value and the cost of prepayment penalties.

If at the very least it pays for itself, I see upside equity potential and/ or resale value there.... and a place to stay in Miami.
