To Greg's point, the benefits of limited liability (which is what folks generally focus on in making the decision) are generally limited to an owner's capacity as the owner and not other capacities in which the owner may serve -- i.e., if the owner manages the property negligently, the owner may be liable in his or her capacity as a manager notwithstanding the existence of the entity.

Whatever multi-multi apartment building comes up at a great discount, divide the number of units by 4 and line up the resulting number of (first in first served) savvy veterans to live there (a year), and they get to rent all those (huge number of) extra units!
