Would this be the correct mindset and is there anything i should watch out for when it comes to this multifamily deal? 

Only info presented is that all properties are rented.I plan to ask for rent rolls, what else do I need to know (watch-out-for's) in this pursuit?

It is somthing to watch out for when moving forward as it can cloud sound business sense.

I have read all materials and watched the webinars of each deal for the past 2-3 years. 

The deals are there, you just have to do your homework and watch the housing market for the area you want to do business in.

Meanwhile I had been living out of state and not watching the progress on a daily basis, come to find out a TON of little details got left unfinished or ignored and all the initial hype of the listing was received with feedback of half *** work.

They can be great investments, but watch out for HOA fees.
