That fact that you have a little experience is good, but not a reason to go find one of your own to flip at this age.

Have you noticed a slowdown in buyer activity, or are certain markets staying strong?

I already own one rental property, which is doing great, with cash flowing around $500-$600 per month.

I've been trying to find a definitive ruling on the subject for MD, but it seems there are just general usury guidelines that a landlord SHOULD follow.

I say never thats not accurate but 99% chance no one will.. so just sayin.. depends on  what your plans for the property are.. of course if your flipping it and a buyer needs title insurance you are stuck
