The biggest issue with them is that they cost about 4x their nearest competitor and they don't do troubleshooting of the maintenance issues with experts.

Hey @KENDA BELLIm not an expert or lawyer but I have spent some time looking at the Baltimore Tax Sale1) No clue2) You pay the lien amount (the stated amount, including fees and previous interest) as well as any High Bid premium you come up with. 3) We have a plan in place to secure Private Money (I have several wealthy friends, not HML) to finance any foreclosure. 4) Not 100% but I'm pretty sure there are no issues.

If you account for higher insurance and factor in and extra 4-5% vacancy, you're probably right around 37-40%...which is pretty close if you intent to manage the property yourself.I'm by no means an expert on property in California and my experience in Ohio may not be relevant.
