Yeah, I am a lawyer, and I have done some probate work in the past, and there is more to this than what people are suggesting here, particularly considering the new laws that were passed.It sounds like in 2007 when your father passed away, someone made the ill choice of not probating the estate (your mother most likely got the house by operation of law, not the children).

A duplex, which would require a higher down/15% (at least from my CU), is my first choice and yes I would be renting out one of the units, but I don't think I would qualify for the higher loan, hence I'm now focusing on a single family.

I'm not arguing the value of an appraiser -- like I said, I paid for an appraiser to give me his opinion on this particular property I mentioned.I further said that the appraiser wasn't the BEST person to determine a listing price -- a great agent was a better choice.
