When you find a sponsor you like, do yourself a favor and get clear on what your experience will be like AFTER you have invested.Does the sponsor have a communication plan?

What is bothering is the communication block that the tenants are trying to put and putting us in risk to go talk to them and expecting us to be considerate in return.

I mention this because the more you communicate with your PM and let him know the level of care and investment you want to take in your home the better they can serve you.

Or, maybe this is the issue you are trying to communicate --- the calcs are way too far off to undertand.

The property managers have been pretty bad with communication and bad with follow through for late rents and lease agreements, such as landscaping.

I have 3 neighbors and we all communicated on the time frame, materials, vendor and price. 

So far the architects I worked with were not very creative or communicative.

I suggested the tenants communicate between themselves to resolve the issue. 

If they're not putting in effort to bring you on board, there could be one of two issues: you don't have properties yet/your properties are not in good areas, or they don't have an organized and efficient process, and their communications with your tenants won't be any better.When you do evaluate on the terms, it's also not as simple as picking the lowest cost.
